I just thought I would share a recent experience I had with another Indianapolis real estate agent when submitting an offer. We recently put an offer in on a home in Indianapolis. I called the agent to let him know it was coming over and to expect it in his email. He proceeded to tell me he was out of town and couldn’t get to the offer until later and he thinks the seller is out of town as well so it might be several days before we hear back. Well, we did hear back a little sooner than expected but it still took longer than it should have. A few counter offers go back and forth and this process repeats itself taking more and more time. Well we finally agree on a price and send over our final counter offer. The seller has now agreed to the price…

Want to avoid long lines and the dregs of society that seem to accumulate at the Indiana BMV? Keep reading.
This is a post unrelated to Indianapolis real estate, homes, or the like. This is just a sweet little nugget of information for residents of the Indy area who read this blog. I was recently involved in a car accident, my car was totaled, and purchased a new (used) car. Well, when I went to register it (on a Monday) all the BMV’s were closed. So I hopped on their website to find out the hours for the next day and I found out that AAA actually acts as a satellite office of the BMV for basic transactions such as registering your vehicle. I found my nearest one located at 86th and Michigan and walked right in with no wait to register my car

Lisa spent the last six months sending me listings and descriptions of homes and condos in the Avon area. We lived in Brownsburg before moving to Port St. Lucie Florida so I had a pretty good Idea of where I wanted to look but she was so patient and helpful. We are now retired but during my career in Human Resource Management we moved many times and all over the Mid-West and I have never worked with an agent as professional and caring as Lesa. You can rest assured that I will recommend Lesa and Red Door to anyone that I can.
I want to thank the client that wrote this email and Lesa as well. It is far too easy to…

There is a new law that takes effect next month that will have a big impact on the way closings are handled in the state of Indiana. The “good funds law” or House Bill 1374 will require all funds to bring to a closing over $10,000 to be in the form of a wire to the title company.
Effective July 1, 2009, any funds presented at closing over $10,000 must be in the form of a wire before a title company can disburse. This law affects all escrow funds in connection with a real estate transaction whether it is residential or commercial.
In the past, you (as a buyer) would typically be waiting with baited breath for “the number” or the final “cash to close”. All too often the final amount you needed to bring to the closing table comes WAY…

I wanted to highlight a new listing we just took in the Geist area. 8180 La Habra Circle is located in the popular Windsong neighborhood in Geist and boasts a huge 1/3 acre cul-de-sac home site. The neighborhood itself offers a fantastic sense of community and features an easy walk to Geist Reservoir, community pool, and boat docks for lease exclusively available to Windsong residents. The seller’s at 8180 La Habra spent over $40,000 over the past several years updating this home. Some of the recent updates include:
Kitchen Remodel including
Granite counter tops
Ceramic tile backsplash
Ceramic tile floor
Stainless steel appliances
Here are a few more photos…

One of the things we pride ourselves on here at Red Door Real Estate is providing THE best service to our clients, be it sellers or buyers. Today I wanted to show you just one small thing we do to make ourselves and our listings stand out from the crowd; the lighted sign. Every real estate agent in Indianapolis who lists a property will install some of sort sign to market your home to buyers who happen to be driving by. One of the things we do to make your listings stand out is we use a lighted sign. Our lighted signs add hours of marketing at nighttime when other listings and signs are invisible. Here is a picture of another agent’s listing without a lighted sign at dark:
I promise there is a red, white, and blue sign in this picture.…

This just a quick follow up post to the CP Morgan going Bankrupt I did a few days ago. The most recent scuttlebutt is the Pulte Homes is looking into purchasing CP Morgan. I have also heard that CP has not started building a home this year, but does have a backlog of buyers waiting to start construction.
This is still rumor, but I am fairly confident that Pulte is at least looking into the possibility of purchasing CP Morgan. The word on the street is that if this does go through, Pulte would keep the CP name and operate it as a separate entity under the Pulte umbrella.
Personally, I am not so sure this would be a good move for Pulte. CP’s name has been dragged through the mud and I think it is safe to say that locally, CP does not have…

Update: It is official...CP Morgan is out of business and shutting its doors as of 2/27/2009.
If you are a customer under contract with CP Morgan and are considering purchasing a new house, please call me!! I know which builders are stable and which ones are not. Don't let this happen again, email me or call me anytime 317-733-3667.
Let me just start out by saying that this is pure rumor and speculation at this point, but word on the street is the CP Morgan could be shutting its doors. I have heard that a shutdown is eminent and could come quite quickly.
If CP Morgan does goes out of business, they will join several other builders in the market who have either left Indianapolis or simply been forced to shut their doors. In the…
