Zionsville Indiana Real Estate | Year End Market Report 2008

Here is a yearend report for Zionsville Indiana real estate for 2007 vs. 2008.  This report is going to look pretty similar the Carmel report from yesterday with the number of homes sold pretty consistently down while the average sales price jumps around quite a bit.  Let’s take a look:

As you can see, Zionsville is a little more sporadic on a month to month basis.  This is most likely due to the fact Zionsville is just not as big as Carmel and not as many homes sell on a monthly basis.  Hence, it is more prone to swings from just a few more or less homes selling or a few high or low priced homes skewing the numbers.  Knowing that, it is important to look at the yearend totals: number of homes sold in Zionsville is down 8% over 2007 and the average sales price is down 6% over last year.  This is not too bad considering.  Actually, the number of homes sold down 8% is way below other parts of Indy and the average sales price is better than most area’s but not quite as good as areas like Carmel and Fishers.

In addition to the sold data, these stats are also relevant to look at:
- There are currently 326 homes on the market right now.
- The current average asking price is $550,806.
- The average home has been on the market for 125 days.
- The average asking price per square foot is $167.
- There are currently 32 homes pending.
- The average pending home is listed for $126 / sq. ft. and has been on the market for 128 days.

Again, overall the Zionsville real estate market is not doing too badly at all.  Fewer homes are selling and the average sales price is down over last year, but in these economic conditions Zionsville is managing quite well.
