You will notice July saw a 44% decrease in the number of homes sold as compared to last year.  The average sales price is actually up 12% over last year and up 4% YTD which is great news.  Here is a graph looking at the average sales price for 2009 vs. 2010:

  What is not great news is that this represents the 3rd straight month of declines in the number of homes sold.  One of the things I started tracking this year is the number of &ldquo;distressed&rdquo; homes that are selling as a percentage of the total sales.  This month, Fishers has 13 distressed properties sell which represents 15% of the total sales.  Fishers short sales and Fishers Indiana foreclosures are making up more of the market this year than last so far. 


  The average price per square foot was $96 and the average list price to sales price was 97% for July 2010.  It will be interesting to see how these numbers play out the rest of the year.  I would hazard a guess to say we are going to see a few more months of declines due to the tax credit and then we should see the market start to normalize.

            <title>The Bristols Homes For Sale in Fishers Indiana</title>

This is a look at what happened on the Fishers real estate market for The Bristols as of August 2009, if you would like more up to date information or want to see the current inventory; visit The Bristols homes for sale Fishers page.


  Today I wanted to look at one of the larger and more popular subdivisions in Fishers, The Bristols.  The Bristols is a popular Fishers community located at the northwest corner of 126th and Brooks School roads.  The Bristols neighborhood has all the street names named after football teams and terminology.  For example you will find streets like Cowboys Court and Touchdown Drive. 


  What I am really interested in is how is The Bristols selling right now and what is the average sale price doing compared to last year?  It is vitally important to look at these numbers at the subdivision level.  What you hear on the news every night could have no bearing on what is happening in a particular city or especially a particular subdivision. This shows a little bit of mixed reviews here: the number of homes sold in 2009 YTD is 18% greater than this time last year!  That is unheard of in this market.  The bad news, actually just more normal news, is the average sales price is down 7% since last year in The Bristols.  In addition to the numbers above; there are also 20 active homes on the market with an average asking price of $184,502 and 6 pending homes with an average asking price of $178,783. 


  Despite some setbacks in this real estate market, The Bristols is a strong and desirable neighborhood and I believe will bounce back quite quickly.  If you are looking to buy or sell a home in Fishers, it is important to do this type of analysis on your particular subdivision. I hope to be adding some fancy new graphs soon, but that will have to wait until I can figure it out completely. 


So what does this &ldquo;buyers market&rdquo; look like in Fishers?  Well, not so bad actually compared to other parts of the country.  We do see a drop off of 11% fewer homes sold in 2008 vs. 2007.  However, we only see a 2% decrease in the average selling price.  Any decrease is bad, but in this market a 2% decrease is phenomenally good. 


In addition to the sold data, these stats are also relevant to look at:
  -	There are currently 645 homes on the market right now.
  -	The current average asking price is $302,962.
  -	The average home has been on the market for 108 days.
  -	The average asking price per square foot is $111.
  -	There are currently 69 homes pending.
  -	The average pending home is listed for $90 / sq. ft. and has been on the market for 95 days.


What does all this mean?  Well, it means that although no market is immune from the housing crisis, Fishers real estate is weathering the storm quite well.  Fishers, and the rest of Hamilton County, should be among the first to emerge from this current downward trend and still remains a safe place to invest in a home.
