And our 3 year price graph:

It looks like although we are seeing a pretty good increase in the number of homes sold, 15% for October, we have seen a decrease in average sales price this month. The past few months, in fact, have followed this same trend of increased sales activity over last year and a decrease in sales price. Overall, if you look at the YTD numbers we see the Carmel market is pretty stable with a slight decrease in average sale price and ever so slight decrease in number of homes sold. There are two very pieces of good news in the report: 1) The percent of distressed homes selling in the Carmel market is only 5% and 2) The absorption rate is a very manageable 6.85.

Forbes Magazine: Indianapolis / Carmel 10 Markets Most Likely to Appreciate

Forbes Magazine has recently added another accolade for the Indianapolis / Carmel area. They have named us as the 10th most likely market to appreciate because we offer a “offer a mix of jobs weighted toward growth industries.” If you look at the market reports I do on a monthly basis, Carmel real estate and Fishers estate are already seeing price increases this year over last years numbers.

These are the top markets, the research company concludes:1. Raleigh-Cary, N.C.2. McAllen-Edinburg-Mission, Texas3. Austin-Round Rock, Texas4. Nashville-Davidson-Murfreesboro-Franklin, Tenn.5. San Antonio, Texas6. Colorado Springs, Colo.7. Albuquerque, N.M.8. Denver-Aurora-Broomfield, Colo.9. Springfield, Mo.10. Indianapolis-Carmel, Ind.Source: Forbes, Francesca Levy (09/13/2010)

IMHO, the suburbs especially the northern suburbs are most likely to see the price increases because they tremendous schools and seem to be most attractive to buyers relocation here from out of town.

We at Red Door are well versed in the northern suburbs of Indianapolis and are here to help you buy or sell your home. The vast majority of our business comes from the Hamilton County and Geist areas. Please visit our Carmel homes, Fishers homes, Geist homes, and Westfield real estate pages to see what is available in the most popular communities.

Carmel Indiana Real Estate | Year End Report 2008

I have put together some fancy new graph that will us analyze the Carmel Indiana real estate market for the year end 2008. Hamilton County real estate is always is top pick for many people, both locals and relocations from other parts of the country and Carmel is arguably the most desirable area in the county and the central Indiana area. That being said, lets take a look at the number of homes sold and the average sales price for Carmel real estate for 2007 vs. 2008:

Number of homes sold in Carmel:

The chart will appear within this DIV. This text will be replaced by the chart.

Average sales price for Carmel real estate:

The chart will appear within this DIV. This text will be replaced by the chart.

As you can see, the number of homes sold is pretty constantly down over 2007 but the average sales price jumps around showing a few gains along with the losses. The year ended up with 20% fewer homes selling and a decrease of 4% in the average selling price over 2007.

In addition to the sold data, these stats are also relevant to look at:
	  - There are currently 718 homes on the market right now.
	  - The current average asking price is $553,087.
	  - The average home has been on the market for 123 days.
	  - The average asking price per square foot is $157.
- There are currently 85 homes pending.
- The average pending home is listed for $112 / sq. ft. and has been on the market for 100 days.

Overall, despite the doom and gloom we hear on a daily basis, the Carmel Indiana real estate market is doing quite well. Yes, there are fewer homes selling but this has only affected the average selling price by a minimal amount. Carmel still remains a great place to purchase a home.

Michael Taylor is the broker/owner of Red Door Real Estate. You can see our Indianapolis real estate site for more information about the services we provide for buyers and sellers. Carmel is a popular suburb just north of Indianapolis offering great schools and a family friendly environment. A few of Carmels larger and more popular neighborhoods include: West Clay, The Bridgewater Club, and Plum Creek.
