While we may like to think our Indianapolis homes for sale mobile app is the best around, it is also exciting that MIBOR or the Metropolitian Indianapolis Board of Realtors is finally launching an official iPad / iPhone and Android App to help home buyers and seller in the Indianapolis area. I have done a little bit of testing on it and it looks it is still in beta, but it appears to be quite a useful App for home buyers on the go. It allows you to search for homes by location, price range, and of course it uses your GPS to display homes for sale closet to where you are. The MIBOR Mobile App will be quite a handy tool to add to your phone if you are looking for a home or if you are always just curious about Indianapolis real estate.

Steinmeier subdivision is a popular neighborhood located in Washington Township Indianapolis at the intersection of Allisionville Road and 71st Street on the citys northeast side.&nbsp; The subdivision of Steinmeier consists of approximately 500 homes and range in price from the low 100s to the 300s.&nbsp; Approximately half of all homes in the Steinmeier subdivision are ranch homes while the majority are two story homes. &nbsp;

Steinmeier homes vary greatly not only price and size but also in terms of the size of their home sites.&nbsp; The majority of homes in the Steinmeier subdivision in Indianapolis will have a decent sized yard but some are on smaller lots while some of homes boast almost a full acre home site.&nbsp; The homes were built in the 1960s, 1970s, and 1980s.

While homes in the Steinmeier subdivision Indianapolis do offer a large variety the &ldquo;typical&rdquo; home would be a two story home price around $200,000 and 2300 square feet on &frac14;-1/2 acre lot with mature trees.&nbsp; One thing is for sure, if you are looking for an affordable non cookie cutter home in a good area of Indianapolis, Steinmeier subdivision is definitely worth a consideration. &nbsp;

As you see the Westfield Indiana homes market is really on an uptick for the first two months of 2012 with a 26% increase and a 32% increase in the number of homes sold for January and February.  Unfortunately, the average sales price doesnt reflect the apparent increase in demand but that could be explained by any number of things including a very small sample size for the first two months. 


  The number of foreclosures is a bit concerning and something to watch as the year progresses.  We saw 29% and 20% of all sales for Westfield homes in January and February come as a result of distressed properties.  This is an increase over last year when we saw only 16% of all sales involving distressed homes. 


  Overall, the Westfield Indiana homes for sale market appears to be in great shape,  The pending homes have a great average sales price, the absorption rate is great with only a 5.85 months supply of homes and the trend is for increased demand in Westfield homes.

The Noblesville Indiana real estate market is hopefully following the trend we are seeing with the other areas we have already looked at this month.  January started out with a bang showing 34% more homes selling in 2012 vs. 2011.  However, February backed off and the number of homes sold in February 2012 is almost exactly the same as last year.  The average sales price is relatively unchanged for the 2012 market so far. 


  The foreclosure market in Noblesville is a bit more active than its neighbors of Fishers and Carmel.  29% of all the homes sold in Noblesville are a result of foreclosures or short sales in 2012.  This is most likely due to the fact that Noblesvilles prices tend to cater to first time home buyers.  Overall, the Noblesville Indiana real estate market is not bad; the absorption rate is still pretty manageable with a 6.79 months supply of homes currently on the market.  These super low interest rates should help drive new homeowners into the market and hopefully provide a boost the market.

As you can see Fishers is off to a great start in terms of number of homes sold.  We saw a 26% and 32% increase in the numbers of homes in Fishers sold in 2012.  The average sales prices is a mixed bag with a 9% increase in January and an 8% decrease in February.  Average sales price can be a bit and it more prone to fluctuations that the number of homes sold so we will have to wait for a little more date before we call this one. 


  One thing I did notice is that for some reason the number of foreclosures/short sales in the Fishers market shot up in February.  Typically, Fishers see anywhere from 10-15% of all homes sold as a result of foreclosures / short sales.  However, in February 30% of all homes sold in Fishers Indiana were a result of the distressed market.  This is something to watch very closely as they are predicting an increase in foreclosure activity since the Robo Signing debate has been settled. 


  Foreclosures aside, Fishers appears to be rebounding like the other communities we have reported on so far.  The number of homes selling appears to be steadily increasing and the market fundamentals remain strong.  The absorption rate is great at 5.59 months supply of homes currently on the market and the days on the market is down 6% over last year.  This should be a good year for Fishers real estate.
