Indianapolis Real Estate - Time is of the essence

I just thought I would share a recent experience I had with another Indianapolis real estate agent when submitting an offer.  We recently put an offer in on a home in Indianapolis.  I called the agent to let him know it was coming over and to expect it in his email.  He proceeded to tell me he was out of town and couldn’t get to the offer until later and he thinks the seller is out of town as well so it might be several days before we hear back.  Well, we did hear back a little sooner than expected but it still took longer than it should have.  A few counter offers go back and forth and this process repeats itself taking more and more time.  Well we finally agree on a price and send over our final counter offer.  The seller has now agreed to the price but

How to Avoid Lines at the BMV

This is a post unrelated to Indianapolis real estate, homes, or the like.  This is just a sweet little nugget of information for residents of the Indy area who read this blog.  I was recently involved in a car accident, my car was totaled, and purchased a new (used) car.  Well, when I went to register it (on a Monday) all the BMV’s were closed.  So I hopped on their website to find out the hours for the next day and I found out that AAA actually acts as a satellite office of the BMV for basic transactions such as registering your vehicle.  I found my nearest one located at 86th and Michigan and walked right in with no wait to register my car on

Indiana Good Funds Law

There is a new law that takes effect next month that will have a big impact on the way closings are handled in the state of Indiana. The “good funds law” or House Bill 1374 will require all funds to bring to a closing over $10,000 to be in the form of a wire to the title company.


Effective July 1, 2009, any funds presented at closing over $10,000 must be in the form of a wire before a title company can disburse. This law affects all escrow funds in connection with a real estate transaction whether it is residential or commercial.


In the past, you (as a buyer) would typically be waiting with baited breath for “the number” or the final “cash to close”. All too often the final amount you needed to bring to the closing table comes WAY too…

Hamilton and Boone County Mandatory Sewer Inspections

Beginning April 6, 2009 any property sold in Hamilton or Boone County that receives sewer services from the Clay Township Regional Waste District will be subject to a new mandatory inspection. The new requirement applies to both residential and commercial property.

This mandatory inspection is done to make sure there are no illegal lines hooked into the sanitary sewer system. The illegal hook-ups typically come from sump pumps and/or downspouts. The goal of the program is to stop the inflow of clean water into the sanitary sewer system thereby reducing the amount of water that needs to be treated and therefore reducing costs.

Under the new regulation, any property that is sold has 30 days to obtain a certificate of compliance.

Marketing Your Indianapolis Home With Lighted Signs

Today I wanted to show you just one small thing we do to make ourselves and our listings stand out from the crowd; the lighted sign. Every real estate agent in Indianapolis who lists a property will install some of sort sign to market your home to buyers who happen to be driving by. One of the things we do to make your listings stand out is we use a lighted sign. Our lighted signs add hours of marketing at nighttime when other listings and signs are invisible. I am a Dad!

As of 3/2/2009, I am officially a Dad!!  My whole life has been turned upside down and I love it.  Our new little boy, Jackson Robert Taylor, was born very healthy and weighed 7 pounds 4 ounces.  I cannot believe how much my life and outlook on life has already changed.  I promise not to make this a blog about my new boy; it will still be dedicated to all things Indianapolis real estate.  I am just so excited I had to share.
